“In this market?!” The Self-Appointed “Experts” and How to Avoid Them

Kathy was standing around the water cooler at her job and mentioned to her co-worker Joe, “my husband and I are buying a house!”

Joe’s face twists up and replies “In this market? I’ve heard every house is under contract within days and you have to offer WAY over asking price”


He goes on…Blah Blah Blah. He offers his negative opinions on the Denver Market and how it’s “nearly impossible” to find a home here at a reasonable price.

Kathy’s excitement immediately leaves and she is suddenly filled with anxiety. She’s heard some of these things too, but her Realtor is sending her listings and continuing to show properties without mentioning any of this! She goes back to her desk and feels a great slump in her spirit, so she starts googling articles and feels even worse.

Joe, meanwhile, goes back to his little life and thinks nothing of it. Joe is not in the market and hasn’t been since the early 90s. Joe is not a Realtor; Joe does not work in the Real Estate field at all.

What happened?! Kathy made the mistake, understandably, of talking about one of the most important and exciting achievements of her life to a negative-Nancy (one named Joe).

Joe decided Kathy’s fate as a homebuyer right there at the water cooler and now Kathy isn’t feeling so optimistic anymore.

We all love to talk about buying homes, because it’s exciting and our most important investment. However, until you are in contract, keep this information limited to your close circle of friends and family, stay off the internet discussion forums and Real Estate news, and remember that it’s only a matter of time before you find the right home. Consider this, every single day, there are literally hundreds of Real Estate transactions. Every one of those involves a Buyer and a Seller. Sellers can’t sell to invisible people, and you are not invisible. You are a Buyer, get out there and Buy! And don’t tell Joe or Frank or Debbie Downer about it until you’re a week away from closing.
